Real estate fraud and its relation to real estate law

Objective: To analyze how real estate fraud affects property rights in Peru. The specific objectives were to determine how property rights are guaranteed with the mandatory registration of property and how real estate fraud could be prevented through this obligation. Methodology: A qualitative approach was used, of a basic type and descriptive level, based on case studies. The data collection instrument employed was an interview guide. Results: The results indicate that real estate fraud seriously affects property rights, increasing distrust in transactions and leading to the nullification of legal acts due to falsified titles and registration irregularities. Conclusions: Property rights in Peru are seriously affected by real estate fraud. This issue primarily arises from the lack of property registration, which exposes property owners to various legal and financial risks.Downloads
